High-performance built-up felt (torch-on, polyester-reinforced) remains the workhorse of commercial flat roofing: durable, cost-effective, laid over a vapour control layer and rigid insulation board, and ideal for full re-roofs and felt overlays, where a new system is installed over the existing roof, saving the cost and mess of a full strip-out when the substrate is sound. GRP fibreglass provides a joint-free finish with a 20-year guarantee, perfect for smaller flat areas, complex detailing and upstands dressed with Code 4 lead flashings. And liquid rubber and resin coatings waterproof and repair failing roofs without removing anything, a fast, low-disruption solution for units that can't shut down.
Drainage, Maintenance and Emergency Response
Every commercial flat roof we install is finished with falls and drainage designed to BS 6229 so water never stands on the surface, the single biggest cause of premature flat roof failure. We also carry out planned maintenance, gutter clearing and condition surveys for facilities managers, and provide emergency leak response across Doncaster, usually attending the same day from our Bentley base. Common Mistakes to Avoid

TORCHING FELT OVER WET DECKING. Trapping moisture in an OSB or plywood deck causes rot and blistering under the new membrane. The deck must be dry before any felt work starts.

LAYING GRP IN DAMP OR COLD CONDITIONS. Resin will not cure properly below the manufacturer's minimum temperature or on damp surfaces. A poor cure leaves a soft, failing laminate within months.

IGNORING THE PART L 50% RULE. Re-covering more than half a flat roof requires the insulation to be upgraded to current standards at the same time. Check the quote includes it.

ACCEPTING PONDING WATER. Falls and outlets designed to BS 6229 should clear surface water quickly. Standing water attacks seams and shortens the life of any membrane.

HIRING CONTRACTORS WHO CANNOT SELF-CERTIFY. A contractor registered with CompetentRoofer or LABC self-certifies the work for Building Regulations. Otherwise you must arrange building control approval yourself.

It depends on its condition. Isolated failures can often be repaired or treated with a liquid rubber coating, buying you several years. When a felt roof is at end of life, an overlay of a new high-performance system over the existing covering is often the most cost-effective route, avoiding a full strip-out if the substrate is sound.
