REUSING DEGRADED NON-BREATHABLE UNDERLAY. Old felt underlay that has perished will not manage moisture. A proper re-roof includes a new breathable membrane and treated timber battens.

BEDDING RIDGES ON MORTAR ALONE. BS 5534 calls for mechanically fixed dry ridge and dry verge systems. Mortar-only bedding cracks within a few winters and drops debris into the guttering.

MIXING INCOMPATIBLE METALS. Stainless steel fixings in direct contact with Code 4 lead flashings cause galvanic corrosion. A good roofer uses the correct fixings and isolating tape.

IGNORING THE PART L 50% RULE. Replace more than half of a roof's waterproof layer and Building Regulations require a thermal upgrade. Check this before accepting the cheapest quote.
