DISTURBING ASBESTOS WITHOUT THE RIGHT CONTROLS. Cement sheeting on older units often contains asbestos. Untrained crews who drill or strip it release fibres and create HSE enforcement risk, so survey first and use trained operatives.

IGNORING THE PART L 50% RULE. Replace more than half of a roof's waterproof layer and Building Regulations require a thermal upgrade to the insulation. Budget for it before the quote stage, not after.

PATCHING WITHOUT A CONDITION SURVEY. A leak in one bay usually hides failed fixings and degraded seals elsewhere. Survey the whole roof once and plan the repairs properly.

REUSING FAILED UNDERLAY AND FIXINGS. Recovering over perished underlay or corroded sheeting fixings shortens the new roof's life. Anything past its service life should be renewed, not covered up.
